A commercial paving project touches drainage, accessibility, traffic, tenants and long-term maintenance. Working through these questions early makes the estimate more accurate and the project smoother.
Site and scope
- Is this new construction, a replacement, or maintenance of existing pavement?
- Are there plans or drawings? If not, a site sketch with dimensions helps.
- Does the work include dirt work and grading, or only paving?
- What concrete is involved — curb and gutter, walkways, ramps, pads?
Drainage
- Where does water pond today?
- Where should runoff go — inlets, gutters, flow lines?
- Are there areas of settlement or recurring potholes that point to base problems?
Accessibility
- How many accessible spaces does the lot need, and how many are van accessible?
- Do accessible stalls, aisles and the accessible route meet slope limits?
- Do curb ramps, crosswalks and detectable warnings need work?
Our ADA parking lot basics article summarizes the federal requirements.
Operations during construction
- Does the property need to stay open? If so, how will work be phased?
- Which entrances, loading areas and fire lanes must remain accessible?
- How and when will tenants or occupants be notified?
Finishing and after
- Will the striping layout stay the same, or is this a chance to improve it?
- What is the maintenance plan — crack filling, sealcoating, re-striping?
